Dougherty Valley Community Theater and Aquatic Center Project - City of San Ramon, CA

Dougherty Valley is one of the largest developments currently underway in the Bay Area, located on approximately 6,000 acres of land east of the City of San Ramon and within Contra Costa County. The development will create a variety of housing types in close proximity to jobs and enhance environmental quality through the creation of regional open space and multiple internal recreational linkages. The development pattern includes clusters of homes supported by retail and community services and conserves surrounding hillsides and ridges on the site as permanent open space. Dougherty Valley expects to be built in 9 various phases and will ultimately contain 11,000 homes at build out by year 2015 with an estimated population of 29,000. The build out of Dougherty Valley is processed through Contra Costa County with oversight from the City of San Ramon. After a home is occupied by a new resident, all subsequent permitting (including landscaping, swimming pools, etc.) is processed through the City of San Ramon.

Funded by the developers, the San Ramon Valley Unified School District constructed a $145 million, 54 acre Dougherty Valley High School to serve the new students generated by the development. The high school accommodates 2,200 ninth through twelfth graders. In addition to the main academic facilities, the school will have a theater arts complex which includes a 400 seat joint use auditorium, as well as vocal and instrumental music and rehearsal rooms. The City of San Ramon agreed to partner with the school district in constructing the larger joint use auditorium and aquatic center so it may be used by residents in the area. Roebbelen Construction Services served as Construction Managers for the project.

The City of San Ramon retained Pakpour Consulting Group to provide updates on the project to City Council and staff. Pakpour Consulting Group assisted the City of San Ramon during the construction of the City facilities by conducting periodic field inspections and reviewing construction documents such as submittals, schedules, requests for information and change orders for impacts on the overall theater and pool budget and schedule. Our staff attended bi-weekly construction meetings along with providing City staff with update reports on the project.
